Please provide, along with application to lease, for each person applying:
1. A form of current state issued picture ID or passport. Manager must meet all applicants in person and check identity against state ID or VISA before running the required credit check. A photocopy of ID to be supplied with application. A social security card to be shown to the manager.
2. Credit Check/Application Fee of $34.95 per person through Apartment Association of Greater Los Angeles/TenantAlert includes following checks or verifiers: credit, FICO, telecheck, previous address history, eviction, criminal , sex offender, terrorist, OFAC, Federal search, SSN , nationwide bankruptcies, tax liens, and civil judgments. Please make check out to Susan Becker. Applicants supplied credit report is not accepted. Applicant must have good credit with no judgments, collections or bankruptcies.
3. Employment Verification and any other income you would like considered. Examples of what you may supply are pay check stub, proof of income letter, tax statements W2, 1040, 1099-R, Social Security proof of income letter, court-ordered agreements (alimony payments, settlement fees, or child support) Workers’ Compensation letter, Unemployment Compensation letter, Annuity Statement, Interest and Dividend Income, or Severance Statement. Minimum one year with current employer. Last five years of job history is required on application. Verifiable income, equal to three times the monthly rent. Management confirms employment and income with supervisor or human resources. An Employment and Salary Verification Form will be provided with application. If jointly applying combined income is considered.
4. Residence Verification (ex. copy of rental agreement, phone or utility bill, or mail from a government agency in your name.) Last five years of residency is required on application. Management will call your prior management.
Applications will not accepted or processed if incomplete. To ensure that other applications will not be considered at the same time as yours you may put an application hold down of $300. This puts a hold on apartment availability while processing your application only. This process usually takes three days maximum. If your application is accepted money will be applied towards rent. If application is withdrawn money will not refunded. A letter of recommendation from past or current manager is suggested.
